Parking Lot Maintenance Services
Parking lots get a lot of traffic, both foot and vehicle. Because of the amount of cars traveling through parking lots, and the varying weights of each, it is important for any business with a parking lot to take proper precautions to ensure long life of their paving solutions. Because your parking lot will constantly be exposed to the sun and elements, it’s important to do everything you can to protect it; helping it to last as long as possible. That’s where we can help!
Tar-based Sealant There are several different types of sealant, all with benefits and disadvantages to each other. The best sealant out there, is tar-based sealant. Tar-based sealant is typically made from coal tar, which forms a think, dark liquid. This liquid is then mixed with other elements, which helps it to dry hard. This sealant is then laid on top of the existing parking lot material and forms a protective barrier. A benefit of tar-based sealant is that it dries dark, giving your parking lot a fresh new look, while also helping to preserve it for future use. Petroleum-based Sealant Petroleum-based sealants aren’t typically used anymore, but it’s worth including them here so that you know what they are and that, while not a common option, are still something we can do, mostly depending on your budget. Petroleum-based sealant is the middle ground between tar and asphalt. Petroleum-based sealants do an average job of protecting against sunlight and the elements and has an average lifespan; lasting less than tar-based sealants but longer than asphalt-based. If you are considering resealing a large parking lot, but have budget concerns, this could be a viable option for you. Asphalt-based Sealant Asphalt-based sealant is a relatively new player in the market. While tar-based sealant is still considered the king of sealants, asphalt-based sealant is quickly becoming the dominating player in this field. Asphalt-based sealant is made from asphalt and other polymers that combine to form a tough, resilient surface. A benefit of using this type of sealant is that, if your parking lot is also asphalt, the two connect together very well, helping to absorb oils that sealcoating helps to replenish. Asphalt sealant is also more solid than tar-based, giving more durability to the finished coating.
